Chimney repairs are one of the most common jobs we are called to in London, and one of the most misdiagnosed. Water appearing near a chimney is often blamed on the pointing, when the real fault is the flashing at the roof junction, a cracked flaunching, or a pot that has lost its seal.

I have lost count of the times a homeowner has been quoted for a full rebuild when a new piece of lead was all the stack needed. At Golden Roofing Expert Ltd, we survey the stack from the roof, photograph the fault and quote for the repair in writing. We are based at 10 Sale Pl, Tyburnia, London W2 1PX and work across the city, with over 15 years of experience on London chimney stacks.

Why Chimney Repairs Are So Often Misdiagnosed

A damp patch on a chimney breast looks like a chimney problem, so people blame the brickwork. In my experience, the water usually gets in lower down, at one of these points:

I recently re-leaded a leaking stack in Islington where the stain inside the room was several feet from the real entry point. You can see the finished work on our chimney repair in Islington page.

If water is entering around the chimney right now, our roof leak repair service explains how we trace the entry point.

Signs Your Chimney Needs Repair

You can often see some of these from the ground with binoculars. If you notice any of them, a quick look now is far cheaper than a rebuild later. Frost spalls the face of the bricks, and once that happens repointing alone is no longer enough.

How Our Chimney Repairs Are Carried Out

Most repairs are done from the roof or from a scaffold tower, depending on height and access.

  1. Survey and photographs. We inspect the stack, flashing, flaunching, pots and the loft side of the chimney, and photograph each fault.
  2. Written quote. You see the cause, the repair options and a fixed price before anything begins.
  3. Flashing. We cut a groove into the mortar joint, usually about 150mm above the roof level, and dress stepped lead into it. The lead is wedged and pointed, not stuck on with mastic. Roofing bodies such as the Lead Sheet Association set out good practice for lead work, and we follow it.
  4. Pointing. We rake out the old mortar and replace it with a suitable mix. On older Victorian and Edwardian stacks, the mortar must suit the soft brick, because a hard cement mix can trap water and make the bricks crumble.
  5. Rebuild where needed. Where a stack is unstable, we rebuild the affected section rather than patch it.
  6. Handover. We clear the site and send you the after photographs.

We tell you before work starts whether scaffolding is needed, because it affects both cost and timing. Roof work is hazardous, and the Health and Safety Executive publishes guidance on safe working on roofs, which is why we do not recommend DIY repairs at height.

When to Repair and When to Rebuild or Remove

A stack that is sound but weathered usually needs repointing and new flashing. A stack that leans, has loose bricks that crumble in your hand, or has frost-damaged faces needs a rebuild of the affected section. I always tell people honestly which one it is. If a chimney is no longer used, removing it above the roofline and making good can also be sensible, though it depends on the structure below.

Before any removal, a few checks apply:

If the roof around the chimney is also failing, we will say so and explain whether a new roof installation or flat roof work makes more sense.

Chimney Safety: A Note on Smoke and Fumes

If smoke or fumes are coming back into the room, stop using the fire or stove and get the chimney checked. A blocked or damaged flue can allow carbon monoxide to build up, which you cannot see or smell. The NHS explains the symptoms of carbon monoxide poisoning. Fit a working carbon monoxide alarm in any room with a fire or stove. We repair the stack and the roof side, and a chimney sweep or a qualified engineer should check the flue itself.

Chimney Repairs FAQs

Why does my chimney leak only in heavy rain?

Driving rain finds failed flashing, cracked flaunching or porous brickwork that ordinary rain does not reach. It is a common pattern and usually straightforward to fix once the entry point is found.

Do you need scaffolding for chimney repairs?

Sometimes. Many repairs can be done from the roof or a tower. We confirm before booking and include the cost in the quote.

How much do chimney repairs cost in London?

Small repointing and flashing jobs usually fall between a few hundred pounds and about £1,000. Partial and full rebuilds cost more. See the price table above, and we give a fixed written quote after the survey.

Can you remove an unused chimney?

Yes, subject to the structure below and any building regulations that apply. We will explain what is involved and make good the roof afterwards.

Do you repair chimney pots and caps?

Yes. We replace cracked pots, fit caps and cowls, and reseal around the pot where water is getting in.

Can a leaking chimney be fixed with mastic or flashing tape?

It can hold for a short time, but I would not recommend it. It fails quickly, and the damp it hides can spread. Correctly dressed lead is the lasting answer.
