Tiled roof repair and slate roof repair are the two jobs we do most often in London. Both need someone on the roof, matching the existing covering, and fixing the detail that actually failed rather than smearing sealant over it.

I have spent over 15 years on London roofs, and the pattern is consistent: the tile or slate nearest the stain is rarely the problem. Golden Roofing Expert Ltd works on clay and concrete tiles, natural and fibre-cement slates, and the ridges, hips and verges that hold them in place. We survey, photograph and quote in writing before starting. We are based at 10 Sale Pl, Tyburnia, London W2 1PX and cover the whole city.

In short:

Common Tiled and Slate Roof Problems

A single slipped tile can let in more water than homeowners expect, because water runs down the underlay and appears metres away from the fault. That is why we trace the entry point rather than replacing the tile nearest the stain. On one Camden roof, the damp patch was in a back bedroom, but the failed tile was on the opposite slope near the ridge. You can see a finished job on our before and after roof repair in Camden page.

If water is coming in now, see our roof leak repair service. For related work, see our chimney repair service, roof repair service and roof cleaning service.

How We Carry Out Tiled Roof Repair and Slate Roof Repair

Repairs are matched to the covering, and the method depends on what is up there.

Our process is simple:

  1. Inspection. We get on the roof, and into the loft where needed, and trace the fault.
  2. Photographs. You see what we see.
  3. Written quote. A fixed price for the work described, before anything begins.
  4. Repair. We protect your property, repair to match, and clear the site.
  5. Handover. We confirm what was done and leave you the after photographs.

Working on London Roof Types

Each roof fails in its own way.

If your building is listed or in a conservation area, there may be limits on what materials and details you can use. Historic England and the Planning Portal explain how to check with your council before work begins.

Repair or Replace? My Honest Advice

A few slipped tiles on an otherwise sound roof do not justify a new roof. A competent roofer can match the covering, replace the damaged pieces and re-dress the underlay in a morning. But when a significant proportion of the covering is cracked, porous or has lost its fixings, the cost of repeated repairs approaches the cost of replacement.

I tell people straight which side of that line their roof is on. Where a roof has passed the point of economical repair, we will explain the case for a new roof installation and quote for both options. A full re-roof on a London terrace usually starts at several thousand pounds, so it is worth knowing before you decide.

To stop small faults becoming big ones, ask about our roof maintenance service. If moss is part of the problem, see our roof cleaning in London page, and for stacks and flashing, our chimney repairs page covers lead work around chimneys. For a wider look at all our repair work, see our roof repair page.

Is a Slipped Tile an Emergency?

It can wait a short while in dry weather, but a slipped tile lets water under the covering. After a storm, the Met Office has advice on severe weather warnings, and I would not leave damage unchecked through the winter. If water is coming in, call us and we will make the roof safe while a permanent repair is arranged.

Please do not climb up to look. Falls from roofs are a leading cause of serious injury, and the Health and Safety Executive publishes guidance on safe working on roofs. Tiles and slates are also easy to crack under foot, which makes a small repair larger.

Tiled Roof Repair FAQs

Can you match my existing tiles?

Usually. We carry common profiles and source reclaimed tiles for older London roofs.

Is a slipped tile an emergency?

It can wait a short while in dry weather, but a slipped tile lets water under the covering. Book a survey rather than leaving it through the winter.

Do you repair ridges and hips?

Yes. We rake out failed mortar and repoint or rebuild the ridge and hip detail properly.

How much does tiled roof repair cost in London?

A few slipped tiles typically cost a few hundred pounds, ridge work and valleys more, and larger repairs more again. See the price table above, and we give a fixed written quote after the survey.

Can slipped slates be fixed without replacing the roof?

Often, yes. If only a few slates have slipped, we can re-fix them with lead or stainless tingles. If slippage is widespread because the nails have corroded, it points to a deeper problem and we will advise on the options.

Do you do scaffolding?

Where it is needed for safe access, we arrange it. We confirm before booking, and the cost is clear on your quote.
